My expertise mainly covers the Longueuil, Saint-Lambert and Boucherville sectors.

With a solid command of the technical, legal and strategic aspects of the real estate market, I put my know-how at your service to secure and optimize each transaction. A graduate of the University of Montreal (BSc) and HEC Montreal, I have also developed valuable experience in real estate management.

Buying a Property

Property Searches and Alerts
Receive personalized alerts based on your criteria, budget and preferred sectors. Also take advantage of exclusive properties and opportunities through my network.
Appointment booking and visits
I will take care of making appointments according to your availability. You will then receive the visit schedule as well as the detailed sheets of each property that you can consult during the visits.
Audits and evaluation
You will have access to; the property history and all important documents. As well as detailed sheets of comparable properties sold to help you in your decision making.
Drafting of the offer, presentation and negotiations
The documents will be completed in a professional manner to protect you in the transaction. Once the offer is written and your file is assembled, everything will be sent and presented in a professional manner.
Support for inspection and financing
A mortgage specialist will be assigned to you as needed to compare offers from different lenders to find the best rates and terms on the market. Competent inspectors will be referred to you to verify the quality of the property and help you plan its maintenance over time.
Notary
You will therefore be accompanied at all stages up to the notary; from the achievements of the conditions and important deadlines to respect in order not to jeopardize your purchase offer. When the sale is confirmed, the complete file is sent to the notary for the appointment. I accompany you there and can manage the keys until you move out.

Sell a Property

Property valuation
You will receive a detailed estimate of the market value of your property; local statistics, recently sold comparables as well as current competition. Then, we will determine an optimal price range according to the situation and the desired sale time.
Drafting of legal documents and brokerage agreement.
When you are ready to list your property, we will put the brokerage agreement in writing and complete a seller's declaration to protect your interests and inform potential buyers of the important characteristics of the property. *Different options (price, duration of mandate) are available to you, in order to offer you a tailor-made experience according to your priorities.
Preparing for marketing
Some documents may need to be renewed or ordered in advance such as; a location certificate or a pyrite test in order to avoid any additional delay. You will also be advised to prepare the property before taking photos and possible visits. For example; painting, decluttering, minor repairs. These preparations are important, they will make the difference with the competition and can thus attract better purchase offers or sales conditions!
Marketing
Professional photos and videos will be produced to prepare all marketing content. (Virtual staging included for empty rooms). Laser measurements will be taken to provide a detailed profile to potential buyers. Finally, your property will be published on CENTRIS (Qc), REALTOR (Ca), and sent as a new listing to my personal database. -INCLUDED- Organic publications and paid advertising on social media during the term of the mandate (Facebook, Instagram, Google ads)
Visits and buyer verification
Any request for a visit or information goes through me directly. Potential buyers are therefore prequalified and verified before going any further. Before each visit, a request will be sent to you at least 24 hours in advance and you can also decide on possible visiting times during the week or weekend. -INCLUDED- Open houses are organized in advance and planned strategically during the duration of the mandate.
Support at all stages
You will also be accompanied at all stages up to the notary; visits, purchase offers and negotiations. Achievements of the conditions and important deadlines to be respected. Presence at the inspection and verification of the buyers' financing. Sending of the complete file to the notary and follow-ups until the appointment is made. Presence at the notary and management of the keys until your move.
